search reports, and resolves any problems.

Seller gives Session Title Services mortgage information; Session Title
Services orders payoff report(s).

Session Title Services prepares title insurance binder/commitment and
delivers Title Binder and Closing letter to lender.

Session Title Services prepares and delivers to all parties concerned a copy
of the HUD-1 statement for review.

Session Title Services prepares the Deed and all other settlement-related
documents.

Session Title Services guides all parties involved through the
settlement process and distributes sale proceeds accordingly.

Session Title Services handles all post-closing matters including recording
the appropriate documents.
